What is an Age-Targeted Community?

In an Age-Targeted Community there is no age qualification.  The community is open to persons of all ages.  The architecture, site design, accessiblity and lifestyle componets in an Age-Targeted Community are the same as an Age-Restricted Community.  The Villas at University Centre is an Age-Targeted Community.


What is an Age-Qualified Community?

An Age-Qualified Community is a community which is established under the guidelines fo the Housing for Older Persons Act (“HOPA”). The HOPA provides for the ability to qualify residents based upon age criteria. In our communities that are Age-Qualified at least one person in each home must be over the age of 55 and no one under the age of 19 can live in the community on a permanent basis.  The Declaration of Condominium for a particular community clearly sets forth these guidelines.  Somerset Farm and Willow Creek are both Age-Qualified Communities.

 


 

Is this an ‘Assisted Living’ or a ‘Continuing Care’ community?

No.  Our communties are not service enriched.  In other words, if you want to obtain services from other parties you would do that directly.  It is not provided on a community level. Gracious Living Homes does not provide or arrange for any home care services.


What is a Maintenance-free community?

All of our communities are established under the Condominium Act.  Every homeowner pays monthly dues to the Condominium Association.  These dues pay for the ongoing landscape maintenance, snow removal, and irrigation system maintenance.  In addition, these dues pay for the maintenance of the exterior of the homes, the insurance on the physical structure, the maintenance and insurance of the Community Center and various other items.  What this means is that if there is a repair to the siding, roofing, gutters, etc. that the Condo Association will take care of the repair with the money that the owners have paid.  Thereby, the owners are ‘free’ from the maintenance concerns.
